Kitchen and hall
Worn kitchen tile came up. Joists underneath were a mess. We set new lumber, then waterproof oak-look plank through the hall. Original trim stayed.

Before
Before — stained kitchen tile, grout holding dirt.

After
After — waterproof plank through the hall, casings left.

The structure
Tile up. New joists going in. This is the part most bids skip.

What we found
Doorway tile broken out. This is where a cheap overlay fails.

On the tools
Click-lock LVP, leftover boxes, expansion at the base.

Structure
Setting the bay
Jack, saw, and a straight joist. The finish floor sits on this.

LVP
On the floor
Staggered layout, leftover boxes, plane already flat.

Tile
Bath floor
Large-format porcelain, tight grout, brass trim.

LVP
Click-lock seam
Tight lock, no peaking, no proud edges.
Early public jobs get crew pricing.
