Why floors fail
Most LVP waves aren’t the plank.
They’re the joists nobody wanted to open, the plywood that drank a leak in 2014, and the leveling compound that was supposed to hide a 3/4-inch dip. We bid the structure. Then we bid the floor.

LVP installed around here runs about $5–$10 a foot. Tile more. Soft subfloors more still. The wizard uses those ranges. The bid uses a tape and a laser.

Walk the house
We measure, check moisture, and look under the existing floor. You get a written number, not a guess from a photo.

Make it flat
Joists, plywood, leveling. If the plane is wrong we fix the plane. Finish material does not hide a bounce.

Install the floor
LVP or tile, transitions, stairs, shoe. We work room-by-room so you can still live in the house.

Walk it with you
We punch the list together — seams, thresholds, leftover boxes labeled by room. Then we leave it clean.

Is the online number a bid?+
No. It is a ballpark from our Sept 2026 price book (LVP installed $7.00–$8.50/sf). The bid is what we write after we walk the house, check moisture, and see the subfloor.
Do you move furniture?+
Beds, sofas, and tables we can slide, yes. Pianos, gun safes, and packed rooms we talk through on the walkthrough. You empty closets.
Who buys the material?+
Either way. We can source LVP and tile at trade pricing, or install what you already bought if the spec is right. We will not install a 2mm peel-and-stick over a bad floor and put our name on it.
What if you open the floor and find rot?+
We stop, show you, and write a change order before we cut more. No surprise invoice at the end of the week.
How long does a typical job take?+
A 200-square-foot bath is often a day plus grout cure. A 1,000-square-foot LVP main level is two to four days if the subfloor is honest. Structure work adds time — we will say so up front.
Are you licensed and insured?+
The crew works insured. License numbers and the certificate of insurance go on this site the day they are in hand — we will not invent them.
Do you work outside Irmo?+
Core area is Irmo, Columbia, Lexington, Chapin, Blythewood, West Columbia, and Cayce. Farther drives we take when the schedule and the trip make sense.
