The houses
Shandon and Melrose Heights bungalows, Forest Acres brick, Five Points rentals, Rosewood cottages. Heart-pine that was never meant to take a click-lock plank without flattening. 29205 plaster over balloon framing. Northeast 29223 and 29229 are a different stock — 1990s two-stories on slabs.
What actually fails
The failure we see in Columbia is not the vinyl. It is a joist that sagged in 1998, a patch from a plumbing leak, and a third overlay hoping nobody notices. We open it. We write the change order before we cut more. Downtown vs. northeast is not the same bid.
