The houses

Most Irmo calls are 1980s–2000s ranches and two-stories around Lake Murray and Dutch Fork. Main levels still in the original oak-look vinyl or 12-inch kitchen tile. People live in the house while we work — furniture we can slide, closets you empty.

What actually fails

Lake humidity plus a crawlspace is why a floor that looked flat in January waves in July. We moisture-read and laser the plane before a plank hits the truck. Bounce in the hall is usually a joist, not the LVP you picked at Lowe’s.
