The houses
Brookland mill houses, Cayce ranches, Springdale splits. A lot of 29169 still has the original kitchen tile and a hall patched with leftover vinyl from 2009. These are occupied homes — kids, dogs, a fridge we work around. River-bottom air holds moisture the hill towns do not.
What actually fails
The river side fails at thresholds. Broken tile at the doorway, a dip into the hall, and a second layer hoping to hide it. We pull the threshold, look at the joist end, and only then pick a reducer. Humidity here is why waterproof core is not optional in the kitchen.
