West Columbia and Cayce: over the river, still in the weekly loop.

Short hop from Irmo. Same crew, same written number. Working kitchens that have not been opened since the tile went down.

Broken kitchen tile at a doorway before subfloor repair

The houses

Brookland mill houses, Cayce ranches, Springdale splits. A lot of 29169 still has the original kitchen tile and a hall patched with leftover vinyl from 2009. These are occupied homes — kids, dogs, a fridge we work around. River-bottom air holds moisture the hill towns do not.

What actually fails

The river side fails at thresholds. Broken tile at the doorway, a dip into the hall, and a second layer hoping to hide it. We pull the threshold, look at the joist end, and only then pick a reducer. Humidity here is why waterproof core is not optional in the kitchen.

Jobs we take in West Columbia

Occupied kitchen tear-out

Tile up, new plane, LVP in. Dishes stay in the cabinets. We have done this with a fish tank in the room.

Doorway rebuilds

The broken square at the hall is not cosmetic. That is where cheap overlays fail first.

Cayce ranches

29033 is in the core with West Columbia. Same bid rules, same callback.

Walkthrough

West Columbia on the calendar

Evenings after work are normal here. Say so when you book — we would rather walk it at 5:30 than guess from a text photo.
